surveySouth Elgin Unified Development Ordinance Survey

South Elgin residents can provide input through September 2

With help from CMAP's Local Technical Assistance (LTA) program, the Village of South Elgin and community stakeholders have been engaged in an interactive, community-based process focused on updating and modernizing the Village's Zoning and Subdivision Ordinances to create a Unified Development Ordinance. The planning process will align the Village's development regulations, land use practices, and vision for the community with its recently adopted Comprehensive Plan.

Topics to be addressed will include:
  • Existing land uses
  • Off-street parking
  • Landscaping and buffering
  • Signage requirements
  • Subdivision standards
  • Updates to zoning districts, bulk regulations and other development standards
The planning process to revise the ordinances includes four main phases.
  1. Completion of a detailed existing conditions review that will build upon information compiled during the Village's comprehensive planning process.
  2. Creating and vetting initial recommendations; these recommendations will be based on findings from the existing conditions analysis, stakeholder interviews, and public workshops.
  3. Craft a Unified Development Ordinance that will streamline and integrate the content of the Zoning and Subdivision Ordinances and make the document as user-friendly as possible.
  4. Presentation of the final document for public review and approval.
South Elgin Residents can share feedback on the development of the unified development ordinance now through September 2. For more information or to be placed on the project email list, contact Berenice Vallecillos with CMAP.
